Who should get a Home Inspection
Buyer: A home inspection is going to uncover any major defects, saving you money and aggravation. When major deficiencies are uncovered before you close, you can deal with them before they become your problem. Investing a little money in a home inspection now, can save you a lot of money at closing. More importantly, your home inspection is going to uncover potential safety and health hazards that you can have addressed before you move in.
Seller: Having your home inspected before you sell allows you to see what the buyer's inspector is going to see, before it becomes an issue. It gives you the opportunity to address any major concerns, and gives the home a "Pre-Certified" advantage. It's always a good selling point when potential buyers begin their tour of the house, greeted by copies of the inspection report on the kitchen counter. Many times they fore go having an inspection of their own.
End of warranty: This is one of the most important and overlooked inspections a homeowner can get. You have certain rights when you buy a new home in NYS. You're only going to get one shot at uncovering any deficiencies and submitting them to the builder. The "End of Warranty" inspection will protect you and your investment for years to come.
